Role Overview

Pupkewitz Holdings is seeking an experienced and commercially astute Property Portfolio Manager to take accountability for the end-to-end management of a commercial property portfolio. The role integrates leasing, property administration, tenant coordination, financial control, compliance, and maintenance oversight to ensure optimal portfolio performance, governance, and sustainability.

The successful candidate will play a key role in commercial optimisation, risk management, accurate billing and recoveries, and the effective delivery of HSE, environmental, and SLA-based maintenance services across the portfolio.

 

Key Responsibilities

  • Manage the full lease lifecycle, including new leases, renewals, amendments and terminations
  • Coordinate and support lease negotiations, commercial terms, and escalations
  • Maintain accurate lease registers, records, and critical date tracking
  • Oversee tenant billing, recoveries, monthly bill runs and reconciliations
  • Manage budgeting, forecasting, property valuations and arrears control
  • Act as the primary tenant and stakeholder interface, resolving lease and cost queries
  • Ensure full compliance with Health, Safety & Environmental (HSE) legislation
  • Maintain building compliance files, inspections, certifications and due diligence reports
  • Oversee environmental compliance, sustainability initiatives, and solar performance
  • Manage all SLAs and planned maintenance programmes (fire, HVAC, lifts, solar, etc.)
  • Prepare management reports on leasing, income, compliance, and portfolio risks
  • Support internal and external audits and uphold strong governance controls

 

Qualifications & Experience

  • Degree or Diploma in Property, Finance, or Business
  • 5–8 years’ experience in commercial property management, leasing, or property finance
  • Proven experience managing commercial portfolios and structured lease environments
  • Knowledge of triple net leases and cost recoveries (advantageous)
  • Strong proficiency in Excel and property management systems (e.g. MRI / MDA)
